Cap Rate
Cap rate, short for capitalization rate, is the ratio of a property's annual net operating income (NOI) to its current market value or acquisition price. It provides a snapshot of the property's income-generating efficiency relative to price and is used to compare similar income properties.
Example: A property with NOI of $90,000 and a market value of $1,000,000 yields a cap rate of 9%.
