Operating Lease

A lease in which the lessee gains the right to use an asset for a defined period in exchange for lease payments, while ownership remains with the lessor.

Example: A company signs an eight-year lease to rent office space, with monthly payments; ownership remains with the landlord, and the company records a right-of-use asset and a lease liability on its balance sheet under the applicable accounting standard.
